Individual Leases Near the U of M

An individual lease means you are responsible for your room and your share of rent, not the whole unit. Here is how it works and where to find it near campus.

The Short Answer

An individual (by-the-bed) lease makes you responsible only for your own bedroom and your share of rent, so a roommate who leaves does not put your housing at risk. Near the University of Minnesota, purpose-built student communities most often offer individual leases, while many houses and smaller apartments use joint leases. These communities cluster in Dinkytown, Stadium Village, and Cedar-Riverside.

What It Means

Pay for your room, not the unit

With an individual lease, each roommate signs separately and is liable only for their own share. If a roommate moves out or stops paying, the management company, not you, carries that risk. It is the structure most purpose-built student communities use, and it is why they are popular with students who room with people they do not know well.

Joint leases work differently: all roommates share responsibility for the whole unit. For a full comparison, see the housing guide.

Compare the two: the individual vs. joint leases guide walks through the liability difference before you sign.
